Booking Calendar


The applicant accepts these conditions on behalf of all the members of the Villa party. Only persons named on the booking form, which will be sent to you once you have submitted your online booking, are entitled to use the property.

Check-in/check-out Check-out

The property is available from 4pm on the day of arrival and must be vacated by 10am on the day of departure (It may be possible to change these times but you must request this prior to the commencement of your holiday.)

You're Responsibilities.

The party must treat the property, its furniture, fittings, utensils and other facilities with respect. Any loss or damage must be reported immediately to our local representative. The applicant must make good or pay for any loss, damage, or breakage.

We reserve the right to withhold any monies from the security deposit or charge the applicants for any loss or damage caused to the property or its contents by any member of the party.


Children must be supervised by an Adult in the pool area. Glass and breakable crockery must not be taken into the pool or surrounding patio area. A pool screen Barrier is provided to stop children going near the pool.


The property will be cleaned prior to your arrival and after you have departed. Should you require daily maid service or a weekly clean, this must be requested prior to the commencement of your holiday and will incur an extra charge. Although the property will be cleaned after your departure it must still be left in an orderly state and kitchen utensils should be washed. Should the property require extensive cleaning then we reserve the right to withhold any monies from the security deposit


Any complaints related to the accommodation must be made in writing to the Florida representative within 24 hours of any problem arising. Every endeavour will be made to put things right, unless there is a valid reason. We will not be liable for any complaint that has not been registered during your stay.

The Applicant is hereby made aware that there may be other homes under construction in the area. We will not accept liability for complaints arising from construction. The Owner, Management Company or their agent will not be liable for any loss or delay caused by conditions over which they have no control. The Owner, Management Company or their agent will not be liable for any loss due to noise or disturbance from anywhere within the vicinity of the rental property.

The owners or their representatives can accept no responsibility whatsoever and therefore no compensation can be made if any cancellation becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, flood, fire, adverse weather conditions, technical problems, delays or cancellations of transport or any other events beyond our control.


The Applicant is hereby made aware that Florida is a tropical climate and it is the home of many insects etc. All homes are treated on a regular basis to repel such unwanted visitors but inevitably they occasionally will find their way inside properties from time to time. They are best eradicated by spraying with an appropriate product which will be in the laundry room.

Pool Heat

Pool heating at �85.00 per week is an optional extra; it is however recommended between November and March.

Booking Cancellation.

Full payment is required 10 weeks before departure. The Applicant must notify any additions or alterations to the booking form in writing.

Applicants canceling a booking up to 10 weeks before departure will loose their deposit.

Applicants canceling less than 10 weeks before departure will be liable for the total cost of the booking.

It is your responsibility to ensure that you and those for whom you are booking for are in possession of valid passports and any appropriate visa. British Passports must be valid for 6 months after your departure from the UK. /USA.

Your contract with us is made on the terms of this agreement under English law and subject to the exclusive jurisdiction of the English courts.

Holiday Insurance.

Applicants are advised to take out adequate holiday insurance when booking to cover cancellation, accident/illness or damage.

I hereby declare that I/we have read, understood and agree to abide by the booking terms and conditions as supplied, and that I am authorized to act for all parties listed hereon. I am over 18 years of age.
